Pub Conversion in Rotherham (Swallownest)
The client requirements were to obtain Change of Use approval for this vacant pub building (A4 use class) to become the head offices a local business (B1 use class). The building already contains a three bedroom flat on first floor level which we redesigned to create an additional bedroom to generate more rental income for the landlord. Also, the conservatory will be used as a café independent to the main building in its function. However, this did not require Change of Use as the existing pub already benefits from the A4 Use Class (Pubs), which includes A3 Use at the premises (hot food facility).
The application for the Change of Use to Offices has been submitted and has been received positively by the local authority, as they would like to see this attractive building put back to good use. Planning consent and Building Regulations approval has now been granted with very minor changes or amendments required to the drawings.
