Conversion to Flats in Gorton (Manchester)
Our investor client appointed us to convert this impressive vacant building into 6no. two bedroom flats as a minimum. We were asked to minimise any structural alterations to the property with the design proposal which in turn would reduce the overall construction costs.
Following a numerous design proposals and options, we designed and accommodated 6no. two bedroom flats as required but managed to create the accommodation within the main building footprint, as opposed to extending towards the rear of the large site. The rear consisted of old structures which were only good for demolition. This cleared area is now proposed to be utilised as attractive amenity space for the residents of the flats and off street parking.
We are currently in discussion with the local authority and is going through pre-application advice with a view to create a scheme that is accepted informally at this early stage, prior to submitting the planning application. We advised pre-application advice is an ideal strategy to address any potential concerns now as this enables us to consider amendments the local authority may require prior to the actual application. This should minimise the processing time of the application, hence saving the client time and money on progress with the project.
The client is very impressed so far with the works completed to date and are looking to submit the application very shortly.
