
Garage Conversion & First Floor Extension in Sheffield (Stannington)

This was a very interesting project where the neighbours lease of the property had a clause in there for a ‘Right to Light’. This is a form of easement which meant that our client had to be very careful with the proposal with regards to over shadowing neighbouring land. The difficulty was that the extension was only feasible over the garage and convert the existing garage into an office/study.
We involved a Right to Light Surveyor who produced calculations to establish the amount of natural light that would be obstructed by the extension over the garage. We finally concluded that a lower roof profile with a mezzanine bedroom level in the extension would be acceptable. We worked together as a team to find the solution that met both the clients’ requirements without infringing the neighbours ‘Right to Light’.
This project has now received planning permission (11/03/11) and building regulations approval (23/05/11). The client has now appointed a contractor through my bespoke tendering service where the project is to commence on site during the month of September 2011.
